Did You Know? Coming Soons and Listing Marketing

Hey PAAR Members! Did you know that putting a sign on a non-commercial listing starts the clock for a listing to be entered into the MLS? Lately we have been receiving a lot of questions regarding “Coming Soon” and listings that are being promoted without being on the MLS.

MLS Rules & Regulations Section 8.9 states, “Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants.” Failure to enter the listing is a Level B fine that is subject to a minimum fine of $250.

“Public Marketing” (as defined by NAR) includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharking networks, and applications available to the general public.
